The Sheriff's Office plays many different, yet important roles in the process of mortgage foreclosures.  Initially, Sheriff Deputies will serve mortgage foreclosure papers to the defendant of the property subject to foreclosures.  If the defendant fails to take action to resolve the dispute, the Sheriff may have to execute a Sheriff’s Sale on the property.  If the property is sold as a Sheriff’s Sale, the Sheriff’s Office will then prepare a deed to the buyer, bank or third party.  Once the monies are collected for the property, it will be distributed amongst any lien holders or taxing bodies.

In addition to mortgage foreclosures, the Sheriff’s Office makes sales because of non-payment on taxes.
